No one wants McMansions

People who thought moving to far suburbs made economic sense in the 1990s and 2000s can't seem to sell their ugly, too-large houses:

"For most of the 1990s, if you looked at the geographic center of jobs in the Chicago area, it was moving steadily northwest, out from the city toward Schaumburg," homebuilding consultant Tracy Cross says. Like the corporate campuses that popped up in that era, the houses were often built big.

A generation later, tastes for both have faded: Corporations have shifted their offices to downtown Chicago in unprecedented numbers, and once-stylish suburban luxury homes are derided as McMansions. Affluent people now show a well-documented preference for living in or near the city, a preference that's fueling the vigor in the high-rise condo market downtown as well as in Bucktown and in Wilmette, among other places.

Phil Chiricotti felt the double-barreled blast when he sold his home in Burr Ridge. Chiricotti, who was a retirement-planning executive, built the four-bedroom, 6,800-square-foot home on 77th Street in 2002, "when Tuscan-style homes were what everybody was doing," he says. The house has arches, columns and balconies made of stone.

"I had murals painted in that house, I had exotic Romanesque stenciling done," Chiricotti says. "Everyone told me my taste was spectacular. But the operating costs to live in that house were $25,000 a year." He put the house on the market in 2009, asking just under $2.7 million, and sold it almost six years later at a real estate auction for $1.47 million.

("Exotic Romanesque stenciling?" Yes, that would qualify as spectacular taste, just not good taste.)

Schaumburg, Ill., is about 50 km northwest of the Loop in western Cook and norther DuPage Counties. It spreads west from I-290 along a spiderweb of ugly strip-mall-encrusted stroads, and contains a giant mall and a huge IKEA. The village adopted, without irony, "Progress Through Thoughtful Planning" as its motto when it incorporated in 1956, and then thoughtfully planned winding residential roads without sidewalks that appeal to people who drive to their mailboxes.

I've joked before that "Schaumburg" is German for "Why would anyone live in this town." (It actually translates to "foam town," which amuses me.) Schaumburg epitomizes Suburbistan to me: a place that tries to take the best parts of rural and urban life and, missing the point entirely, creates something entirely horrific instead. A place where no one really wants to live.

These sad people paid millions for houses so ugly they don't so much rebuke good design as represent the antithesis of design itself, in suburbs so soulless just writing about them makes me want to clap on one and three. So this news fills me with a feeling described by another German word: Schadenfreude.

Landmarks Illinois lists most-endangered sites

Many are at risk of demolition:

“A troubling trend with this year’s most endangered sites is the number of historic places that face demolition despite strong and active community support for preservation,” Bonnie McDonald, the group’s president, said in a news release.

No one should be surprised that the James R. Thompson Center made this list for a third straight year, especially because pressure on the building is ratcheting up. Gov. J.B. Pritzker just cleared the way for Illinois to sell the Helmut Jahn-designed state office building in downtown Chicago.

But lesser-known sites are also on the list of 12. In the Chicago area, new listings include a Frank Lloyd Wright-designed cottage in north suburban Glencoe; a Tudor Revival estate, also in Glencoe and once owned by a vacuum cleaner magnate; and a neoclassical bank building a mile west of the planned Obama Presidential Center.

I'm not actually a fan of the Thompson Center, but I'd hate to see it go unless something manifestly better replaced it.

Starship Chicago

Via CityLab, a new short video argues that the Thompson Center needs to be preserved:

Few of the film’s interviewees seem to find the Thompson Center beautiful—noted Chicago architect Stanley Tigerman calls it “a piece of shit.” But he, like the rest of the talking heads in the film, believes the building should be preserved for its architectural significance. It was a boundary-breaking structure when it was completed in 1985, becoming one of the first curved buildings in downtown Chicago’s hard, rectilinear cityscape, and catapulting its architect, Helmut Jahn, to stardom.

The Thompson Center captured Chicago’s imagination, if not its heart. The building’s rounded, all-glass exterior, as well as its cylindrical interior atrium, made it look like an alien visitor, earning it the “starship” moniker. The design was actually a riff on the classic American statehouse, with glass walls representing government transparency and the large skylight capping the atrium meant to evoke a dome. The busy interior of the atrium is painted in red (or salmon), white, and blue, perhaps the structure’s most jarring design element.

Where most of us live

McMansionHell.com suffered a really bad week that had an awesomely good outcome thanks to the EFF. It's worth reading about. But last week, she published a great essay on the architectural styles (or lacks thereof) of the modern wealthy and how we should look at middle-class architecture as well (emphasis hers):

Architecture as a field has always been captivated by the houses of the elite - those who can hire architects, build large and high quality homes, and set trends for the next generations. While it is always enjoyable to look at street after street of high-profile houses and marvel at their fine execution and intricate architectural details, we must keep in mind that these houses are not where most of us live. 

Architectural history and preservation have always preferred buildings left virtually untouched and in pristine condition. For most of us, our houses are not museums - they are places we live - places that grow as we grow. We build additions, decks, and other secondary structures; we enclose our porches in order to add a dining room; we redecorate to our tastes and the styles of today.

McMansions are so disappointing to us because they are the homes of the upper and upper-middle classes who used to build houses that were interesting, that set the stylistic trends later codified by architectural history. While they are now included in guides like A Field Guide to American Houses, the usual objectivity is put aside, replaced with an air of disdain, as if to say “this is the best you could come up with?”

As to the matter this week, I wonder which genius at Zillow decided to sue a young architect for making fun of the houses on Zillow without actually harming the company itself? I mean, doesn't Zillow itself exist thanks to freely-available data?

Chicago's signature building to change names?

The Tribune reported late yesterday that the John Hancock Center is for sale:

Chicago-based developer Hearn Co. plans to put the North Michigan Avenue tower's office space and parking garage up for sale, possibly by late summer, company President and CEO Stephen Hearn said.

Hearn said he believes the real estate is worth more than $330 million, or more than double what his firm paid in 2013.

Hearn has been in talks with companies interested in putting their name on the skyscraper since the structure's namesake no longer pays for that right. "We've had interest in it, but have not made a deal yet," Hearn said.

That process could be resumed by a new owner.

Hearn declined to say how much he believes naming rights are worth, but people familiar with the property estimate it could generate $1 million to $2 million annually.

When it opened in 1969, it was the second-tallest building in the world. Today it has the best view of any building in Chicago.

Dream a little dream

Oh, I hope this art installation flies:

In a planned one-day protest, four golden pig balloons will take anchor in the Chicago River, lined up to cover President Donald Trump's last name on his building's southeast facade.  

The giant swine come by way of Chicago-based design company New World Design Ltd., and will arrive by barge. New World is still negotiating how and when the pigs will arrive, but architect and firm principal Jeffrey Roberts says he is confident the project will come to fruition.  With the city's approval, which is still pending, the massive pigs will pop up for a day in late August or early September.

I'm looking forward to the day when the letters adorning that garish skyscraper come off permanently.
